Ximator provides AI-powered construction cost estimation tools, human expert review services, and related SaaS features for contractors, builders, developers, architects, and estimators in the United States construction industry and internationally.
Ximator is a software estimation tool — NOT a licensed contractor, professional engineer, licensed architect, attorney, or financial advisor.
All estimates, cost breakdowns, lien waivers, pay applications, scope documents, and other outputs generated by Ximator (whether by AI or human review) are provided for informational and planning purposes only. They do not constitute:
You should consult a licensed contractor, professional engineer, attorney, or financial advisor before using any output in a legally binding contract, permit application, or financial decision. Contractor licensing requirements vary by state — verify your state's requirements before submitting any bid.
You must create an account to access most features. You are responsible for maintaining the confidentiality of your credentials and for all activity under your account. You must provide accurate information and keep it up to date. You must be at least 18 years of age to create an account.
The free plan provides access to 11 free AI estimation tools with no time limit and no credit card required. Free plan estimates are for reference only and should not be used as final contract values without professional verification.
The Premium plan ($299/month or $249/month billed annually) provides access to all 57 premium AI tools, human expert review, and PDF report exports. Subscriptions renew automatically. You may cancel at any time; cancellation takes effect at the end of the current billing period.
Agency services (starting at $500) involve dedicated human estimators and are governed by a separate service agreement provided at the time of purchase. Agency estimators are experienced construction cost professionals but are not licensed contractors or engineers unless otherwise stated.
Some features of Ximator, including the Blueprint-to-Cost tool, use artificial intelligence (AI) powered by Anthropic's Claude model. By using AI-powered features:
AI-generated estimates are approximations based on typical construction costs in the United States and other markets. Actual costs may vary significantly based on site conditions, local labor markets, material availability, contractor overhead, permitting, and other factors not captured by our tools. Ximator does not guarantee the accuracy of any estimate. Estimates should be verified by a licensed professional before use in contracts, bids, or financial planning.
Typical AI accuracy is ±10–15% versus actual contractor bids. Human-reviewed estimates typically achieve ±5–7% accuracy.
Lien waivers and pay applications generated by Ximator are template documents based on common US construction practice. They are not legal advice. California (Civil Code §8132–8138), Texas (Property Code §53.281), and other states have statutory lien waiver forms — consult a licensed attorney before using any lien waiver in those states. AIA G702/G703 is a registered trademark of the American Institute of Architects; Ximator's Pay Application tool produces a functionally similar document but is not an official AIA form.
The Ximator platform, including its AI tools, UI, branding, and underlying formulas, is owned by iTorix Solutions LLC. Estimates and documents you generate using your own project data belong to you. You grant Ximator a limited license to process your uploaded data solely to provide the Service.
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, XIMATOR AND ITORIX SOLUTIONS LLC SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM USE OF THE SERVICE, INCLUDING BUT NOT LIMITED TO: FINANCIAL LOSSES RESULTING FROM RELIANCE ON AI-GENERATED ESTIMATES; BID FAILURES OR CONTRACT DISPUTES; LEGAL DISPUTES RELATED TO LIEN WAIVERS OR PAY APPLICATIONS; OR ANY OTHER USE OF PLATFORM OUTPUTS. OUR TOTAL LIABILITY FOR ANY CLAIM SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE 3 MONTHS PRECEDING THE CLAIM.
THE SERVICE IS PROVIDED "AS IS" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR THAT AI OUTPUTS WILL BE ACCURATE OR COMPLETE.
Subscription payments are non-refundable except where required by law. Annual plans are non-refundable after 14 days. If you believe you were charged in error, contact support@ximator.com within 7 days of the charge.
We reserve the right to suspend or terminate accounts that violate these terms. You may delete your account at any time from your profile settings. Upon termination, your data will be deleted within 30 days.
We may update these terms. Continued use after notification of changes constitutes acceptance. Material changes will be communicated via email at least 14 days in advance.
These terms are governed by the laws of the State of Arizona, United States. Any dispute arising from these terms or use of the Service shall first be submitted to good-faith negotiation. If unresolved within 30 days, disputes shall be resolved through binding arbitration in Phoenix, Arizona, in accordance with the American Arbitration Association Commercial Arbitration Rules. Class action lawsuits are waived. You retain the right to bring claims in small claims court for disputes within the court's jurisdictional limits.
