Summary: Ximator's AI and calculator tools produce planning-stage cost estimates, not final bids or contract prices. Estimates typically fall within a ±12–20% range of final project cost depending on the tool and how much project detail you provide. For a bid you're prepared to sign or submit, use our human-reviewed estimation service or a licensed local estimator.

1. What our estimates are

Every number Ximator produces — from the free calculators to the AI-powered Blueprint-to-Cost tool — is a planning-stage approximation built from published material costs, regional labor rate data, and industry-standard construction formulas (CSI MasterFormat divisions, ACI/NFPA reference tables, and similar). Some tools use deterministic formulas (e.g. paint coverage, concrete volume); others use Claude, an AI language model, to reason across a project description or an uploaded document and generate a cost breakdown.

Neither approach is a substitute for a licensed estimator's site visit, a contractor's formal bid, or a structural/civil engineer's sign-off. Ximator is a planning tool, not a certified appraisal, structural assessment, or legally binding quote.

2. Why AI estimates can be wrong

AI language models — including the one powering our Blueprint-to-Cost and document-analysis tools — can occasionally produce plausible-sounding numbers that don't match real-world pricing, especially when a project description is vague, a photo is low-resolution, or a scope is unusual. This is a known, industry-wide limitation of AI-generated estimating, not something unique to Ximator. We built the following safeguards into the product, but they reduce this risk — they don't eliminate it:

4. Human-Reviewed estimates

Premium subscribers get a limited number of human-reviewed estimates per month (see your plan details). A human-reviewed estimate means a member of our team has checked the AI-generated numbers against your stated project scope, regional pricing, and typical line-item ranges before it's marked reviewed. It is still not a substitute for a full licensed take-off — for that, see our Agency service.

Use Ximator's AI estimates for: early budgeting, comparing scope options, ballpark client conversations, internal planning.

Don't use an unreviewed AI estimate for: a signed contract price, a bank/lender submission, a structural or code-compliance decision, or a legal dispute.

5. No professional advice

Ximator does not provide licensed architectural, structural engineering, or general contracting services through its AI or calculator tools. Nothing generated by Ximator constitutes professional engineering advice, a code-compliance determination, or a guarantee of buildability. Always verify load-bearing, structural, electrical, and plumbing decisions with a licensed professional in your jurisdiction.

6. Liability

Ximator, its AI tools, and its calculators are provided "as is" for planning purposes. To the maximum extent permitted by law, iTorix Solutions LLC is not liable for losses arising from decisions made solely on the basis of an AI-generated or formula-based estimate that was not independently verified by a licensed contractor, estimator, or engineer. This section supplements, and does not replace, the liability terms in our Terms of Service.
